Put your plans
into numbers.

Explore scenarios with your own assumptions. These estimates are a starting point for a lender or closing professional to review.

01 / Monthly payment

Explore the monthly payment.

Sample inputs illustrate the math. The interest rate is not a current rate quote, and taxes and insurance are not local estimates.

Illustrative monthly total

Includes only the costs entered here. Mortgage insurance is not automatically calculated. Excludes maintenance, utilities, closing costs, and other expenses. Actual loan and ownership costs may differ.

02 / Seller proceeds

Estimate what a sale could leave you.

Enter the costs that apply to your sale. Blank assumptions are not estimates of what your transaction will cost.

Estimated proceeds from your inputs

Zero-dollar cost fields must be replaced with your own estimates or agreed amounts. Brokerage costs are transaction-specific. This worksheet excludes anything you have not entered, including tax obligations or prorations. It is not a closing statement.

Replace the examples

Use a lender’s written terms, property-specific insurance quotes, county tax information for your intended use, and actual association dues. The default values here are only arithmetic examples.

Separate monthly cost from cash needed

A monthly payment estimate does not show down payment, closing cash, immediate repairs, or liquidity after purchase. Plan those separately. A proceeds estimate cannot tell you the property’s value.

Try the less comfortable case

Change the inputs one at a time. For an investment, distinguish operating results from financing and reserves. The rental worksheet shows an explicit lower-rent, higher-cost comparison.
