- Comparable closed sales. Which recent sales actually resemble your home in location, condition, layout, size, and usable space? A nearby sale can still be a poor comparison.
- Current competition. What else could a buyer choose today? Active asking prices describe the competition; they do not establish what those homes will sell for.
- Preparation priorities. Which repairs, records, and presentation changes deserve attention before spending money? An improvement does not automatically return its cost.
- Your proceeds and timing. Separate a possible sale price from what remains after loan payoffs and actual selling expenses. Coordinate the sale with any purchase or move.
Bring these three things
Send your property address, the timeframe you are considering, and any meaningful improvements or concerns. If you have a target number, include it and what that number needs to accomplish. You can add details later.
A conversation may lead to a walkthrough or additional research before a useful price range can be developed. A website request is not an instant valuation, an appraisal, or a promise of a sale price.
